Repair or replace?

The honest answer depends on what is underneath. If the posts, beams and joists are still sound, replacing the decking and railings gets you a deck that feels brand new for a fraction of the cost of a rebuild. If the framing is rotted, undersized, or was never flashed properly where it attaches to the house, patching the top is throwing money at a structural problem.

We will look at it, tell you straight which situation you are in, and price both options if it is a close call. A quick field test: if a screwdriver sinks into a joist or post with light pressure, that member is gone.

Docks and lakefront structures

Living on Tellico Lake, Fort Loudoun or Watts Bar means your dock takes constant moisture, sun and traffic. Walkway boards are usually first to go — they split, cup and get slick. We replace decking with new pressure treated lumber, check the framing and supports underneath while it is open, and get the run flat and solid all the way out to the slip.

Safety issues worth calling about now

Some things should not wait: a railing that moves when you lean on it, decking that flexes or feels spongy underfoot, visible rot where the deck meets the house, rusted or missing joist hangers, and stair treads that have pulled loose. Those are the failures that hurt people.

Staining after repair

New pressure treated lumber needs to dry before it will accept stain — often several weeks to a few months depending on the season. Most of our dock and lakefront deck calls come from the lake communities — Tellico Village and Loudon on Tellico Lake, and the neighborhoods along Fort Loudoun and Watts Bar near Lenoir City. Docks and lakefront decks there take the hardest beating from constant moisture and sun, which is exactly the kind of failing walkway boards and soft framing we deal with every week.

In Farragut and Hardin Valley, most of what we see is elevated decks off the back of newer homes — railings that have started to wobble, ledger boards that were never flashed right where they meet the house, and decking that cups and splits after a few East Tennessee summers.
