Tellico Village is not a place where you can pick a color on Saturday and start painting on Sunday. The Property Owners Association runs an Architectural Control Committee, and its published guidance is explicit: “Permits are required for additions, painting a house, and other actions that will change the exterior appearance.” That covers exterior painting and siding changes, and it also covers boat docks and seawalls.
In practice that means the paperwork has to lead the paintwork. The ACC meets twice a month — normally the first and third Thursdays at 9am — and completed permit applications must be in at least ten days before the meeting. Color chips and samples go in with the application. If you submit the day after a meeting, you are realistically three to four weeks from an approval.
We are used to this. We will help you pull together what the committee wants to see — the color selections, what is being changed, and what is staying the same — and we will schedule the work around your approval date rather than turning up and hoping. If your plan is a like-for-like refresh in your existing colors, say so early; that is a much simpler conversation than a color change.
Tellico Village sits on the water, and the dock stock is substantial — roughly 995 private docks plus around 855 community slips, according to Life on Tellico Lake. A dock is the hardest-working structure most homeowners own. It takes direct sun off the water, spends its life in humidity, and the walking surface grows algae that makes it slick long before the boards actually fail.
Waterfront work has a second layer of permitting on top of the POA. Construction and modification of docks and shoreline structures on TVA reservoirs generally requires a TVA Section 26a permit, and new residential docks are limited in size — guidance from LMH Waterfront puts the residential cap at 1,000 square feet. Straightforward maintenance — replacing worn decking boards in kind, tightening framing, fixing a railing — is a different animal from enlarging or rebuilding a structure. If your project sits in the grey area between the two, we will tell you before we start rather than halfway through.
Dock walkways that have gone soft or slick. Deck boards cupping after years of sun. Exterior repaints where the south and west elevations have faded ahead of the rest of the house. Fence staining. And pressure washing — done at a pressure that cleans the surface without driving water into it.

No. The ACC guidance favours neutral and soft tones and says bright colors, dark colors including black, and metallic colors will not be considered. Front doors and shutters may be brighter if they complement the rest of the exterior. Interpretations change over time, so check before you fall in love with a color.

Algae. A dock sits in constant humidity with sun beating off the water, and a thin biological film builds on the walking surface long before the timber itself is finished. A proper wash usually solves it. If the boards are also soft, cupped or splitting, washing will not fix that and we will say so.
